  3. Prepare a Seller's Net Sheet and update it for each offer we receive.

  4. Complete and review the listing agreement with you.

  5. Prepare your home for sale:

    • Staging
      My complete home staging process takes 1-2 days. Furniture, pictures, accessories, lamps, etc. are in place.

    • Landscaping

    • Managing
      Simultaneously with staging, I manage the landscaping project for 2-5 days.

In marketing your home, I will incorporate:
  • A Brochure
    This will include information on the benefits of your neighborhood.

  • A Letter to prospective buyers
    This will include information regarding your home's amenities, to reinforce the appeal of your home.

  • A Virtual Tour
    This will show your home to prospective buyers and agents on the Internet.
  1. Install a Supra Key Safe and our exclusive For Sale sign.

  2. Create a professional informational brochure/flyer highlighting the key selling points of your home for prospective purchasers.

  3. Prepare your individual marketing booklet to be left in your home at all times.

  4. Prepare a home narrative for the agents showing your home to assure that they are familiar with all the features.

  5. The Multiple Listing Services - Professionally represent your home to the Multiple Listing Association. As a result, your home will be exposed to every agent in your area.

  6. Brokers Open House - Hold a Brokers Tour/Open House during the week to assure optimum exposure with agents who have clients for this area.

  7. Flyers - Professionally create, produce, and distribute flyers at weekly marketing meetings in your area as well as for the distribution in your home and flyer box.

  8. Just Listed flyer - Prepare a Just Listed flyer to be distributed to the homes in your neighborhood. Neighbors are often an excellent source of buyers - they know the benefits of the community.

  9. Exclusive mailing list - Prepare and send an informational flyer about your home to the top agents in your area.

  10. Advertising - Advertisements for your home will be placed in the property pages on a regular basis, as well as listing your property on at least 10 internet sites:

  11. Public Open Houses - Hold public Open Houses according to your wishes. I recommend most Saturdays and Sundays 1pm-4pm.

My Communication With You

  1. As we begin our seller/agent relationship, I give you my personal commitment of thorough, direct communication regarding the current market and the marketing of your home.

  2. I will verbally keep in touch with you at least twice a week, via email at least twice a week for any new market update (listings, pending, sale) and with any showing of your home by any buyer's agent and after open houses.

  3. I will provide a written report over 4-6 weeks to fully inform you of all my work and the marketing done on your behalf to date.

Your Sale

  1. I will make sure your Open Houses start on time and will not close until every present buyer satisfies his/her interest in viewing your home.

  2. I will make sure every visitor signs in and will follow-up with them at the end of the day.

  3. I will make sure that your Open House is an event that leaves memorable impressions on every visitor: the presentation of the home, lights, light music, marketing materials, plenty of flyers, disclosures and reports are available per request.

  4. I will be present at any and all purchase agreement/offer presentations.

  5. Qualify all purchasers - As offers are presented, I will qualify all the purchasers prior to a response to their offer: check their credit score, bank statements, and speak with their mortgage broker to verify the pre-approval letter.

Closing Your Transaction

  1. Constantly keep you informed as to the progress of your Earnest Money Agreement from the time of signing until the close of your sale.

  2. Escrow and closing - I work hard to handle any situation that may arise with mortgage bankers, escrow agents, appraisers, underwriters, inspectors, purchasers, and other agents during the time of escrow up to the actual close of your sale.

    My escrow team consists of:
    • an Escrow Officer
    • an Escrow Assistant
    • a Team Appraiser

    On the day of signing, a Listing Agreement Escrow is opened. Escrow officer, the Escrow Officer orders preliminary report and HOA documents, collects home, roof, termite and any other inspections to be signed by the buyers after offer is signed, informs of any conversations with the buyer, buyer's agent, and buyer's mortgage broker to assure I have complete information on the process.

  3. I arrange to have all the necessary papers available locally to facilitate the signing of your closing documents.
